List now, it just makes sense

The year we called 2003 was a bit like a roller coaster with only one rise and fall. We had a semi-slow, steady climb until about May and then all hell broke loose just like normal. June and July were stellar as per usual and then everything just seemed to grind to a halt, with the exception of November. Thank goodness for November, it made up for the rest of the fall. The problem now is, many listings expired during the fall and many more, having not sold, are about to expire, their owners feeling frustrated and tired of the process. My best advise to those who did not sell during the fall market is to stay the course.
Many Sellers think of taking a break at this time of year and I tell you - it is a mistake. I know you’re fed up – I know it’s been a long haul, but following the pack is not what you need to do, to get your home sold. What I mean is, everyone is waiting until spring to list their homes – it’s standard procedure. And yes, I know your home looks better in the spring, but so will your competitor’s homes. And there in lies the key to my argument. Right now, those on the market face little competition – spring is the time everyone lists. Do you see what I mean?
There are many Buyers coming on the market right now. I see it in my own office. All my “Buyer Specialist” agents are beginning to show like mad, and many of our listed properties that have been void of showings are just now experiencing an end to their drought. I tout this theory every January, those who put into practice, my advice, do very well, and those who don't, just add to the already competitive, spring market.
I’m not saying that you will not sell your home in if you list in the spring. I’m just saying, the rewards are many for those who dare to go against the grain. As I often say, “As in Life – So in Real Estate!” Thanks for listening!
