Real Estate Web Site - A Buyer's Best Fried

The Internet is quickly becoming the number one tool used by Perspective Real Estate Buyers, with over 80% of them beginning their search, for that special little piece of dirt, on the net.

What does this tell you as a prospective Seller? When interviewing an agent to list your home, it is imperative in today's competitive market that your agent of choice has a strong web presence, with access to the M.L.S. database.

Keep in mind not all sites are created equal. A site that gives you a flowery description about an agents personal life and some limited information about a dozen of their own listings is not going to be very appealing to a prospective buyer.

In a hi-tech town like Ottawa (where most of our buyers come from) you, the Seller, need to be affiliated with a Real Estate Web Site that combines innovation and useful information. "Getting long in the tooth" is the notion that we Realtors are the "Gate Keepers" of the information. Although our industry is not ready, as a whole, to totally embrace this new concept, the leading Realtors have not only embraced the concept but been instrumental in pioneering the proprietary software applications that are driving prospective Buyers to their sites on mass.

Here are the goods. Buyers want easy access to all the information about all the listings on the market. The web sites that provide just that, are a Buyers best friend and the hosting Realtors of those sites are selling homes by the "Wheel-Barrel-Full". As a Seller, you need to be where the Buyers are, it's that simple. We've come a long way from "The 4-P" method of marketing (Put a sign on the lawn - Put it on M.L.S. - Put an ad in the paper and Pray for something to happen). In today's market you need an agent that is employing the latest technology to get your home sold in the least amount of time - for the most amount of money - with the least amount of hassle.

And as Forest Gump says, "And that's all I have to say about that!"
